Understanding Hazard Insurance
Hazard, homeowners, and property insurance in plain English
About homeowners insurance
Homeowners insurance protects the homeowner from "casualty" (losses or damage to the home or personal property) and from "liability" (damages to other people or property).
About hazard insurance
Hazard insurance provides coverage for specific natural hazards (fire, wind, and earthquakes) and vandalism. Different from liability insurance, which protects the property owner from damages from accidents on the premises, hazard insurance is focused on only covering damage to the physical property.
During the closing of a home sale, the homebuyer is required to obtain hazard insurance which will provide enough protection to restore the property if it sustains damage after the sale is complete.
